Eligibility Criteria:

  1. No Insulation Recommendations: The EPC must show that there are no recommendations for loft or cavity wall insulation. If the report suggests adding insulation, you may need to address these issues before applying for the BUS.
  2. Current Heating System: The EPC should indicate that the current heating system is a boiler. This includes gas, oil, LPG, or electric heating, but it cannot be a heat pump.
  3. Who Can Apply: This route is open to homeowners, landlords, and commercial property owners who meet the above conditions.

Self-Build Properties and the Boiler Upgrade Scheme

Eligibility Criteria:

  1. Self-Build Property Ownership: Only self-built homes are eligible for this route. Homes built by developers for sale or business purposes are not eligible. To prove your property is a self-build, you will need to submit specific documentation.
  2. Required Documentation:
    • Title Deeds: You must provide the property’s title deeds to show ownership.
    • Invoices for Construction: Invoices related to the construction of the property, such as for foundations, framework, or labour, are required. It’s important to note that invoices for windows, doors, or kitchen units are typically not accepted.
    • Previous Heating System: Most self-build properties will not have a previous heating system, as the heat pump may be the first system installed. However, if you’ve previously had another form of heating, this must be documented.

The Self-Build Application Process:

The application process for self-build properties is simple but requires certain documentation before submission:

  1. Provide Documentation in Advance: As of the latest rules, you must provide the necessary documents (title deeds and invoices) before submitting your application. Previously, Ofgem would request these after reviewing your application, but now they need to be submitted up front.
  2. Application Submission: Once the documents are gathered, SGS Energy will submit your application three weeks prior to the heat pump installation.
  3. Consent for SGS Energy to Act on Your Behalf: After submitting the application, you will receive an email from Ofgem asking for consent to allow SGS Energy to work on your behalf. You’ll need to respond to this email to move forward.
  4. Verification by Ofgem: Ofgem may contact you for additional invoices or to verify your identity, so it’s important to ensure all documentation is clear and complete.
  5. Completion of the Installation and MCS Certification: Once the heat pump is installed and certified under the Microgeneration Certification Scheme (MCS), the application can be redeemed.

How to Obtain Title Deeds

If you’re unsure how to access your property’s title deeds, don’t worry—it’s a straightforward process. Here’s how you can obtain them:

  1. Verify Property Registration: Check if your property is registered with the Land Registry. You can do this by visiting the Land Registry website.
  2. Download or Request Deeds: If your property is registered, you can download the title deeds directly. If the title deeds are marked as “filed,” you will need to fill out a deeds request form, providing your property’s title number.
  3. Submit Request: Complete the form, pay the fee, and submit your request to the Land Registry. They will send you a copy of your title deeds.
